Our Building Process
We believe that building your minor dwelling should be an easy and rewarding collaboration from start to finish. So we’ve developed a simple, modern building process which allows us to complete the project within 30 weeks.
Below are your 6 steps to a positively geared investment.
WEEK 1 - 2
Step 1. Site Feasibility.
We kick off by conducting the correct due diligence, so you know upfront the estimated costs associated with your Turnkey project.
We will review your property to assess whether it meets the minimum requirements for a minor dwelling investment project.
The feasibility study is an essential step. It formally ensures that a minor dwelling is permitted to be built on your site and that all the relevant council requirements can be met.
One of our licensed minor dwelling builders will meet with you onsite to discuss the feasibility study results and assess your requirements.
WEEKS 2 to 10
Step 2 . Site Survey, Engineering Reports & Scheme Plan.
From site survey through to final design our team will customise your plans and make them council compliant.
Our Surveyor will visit your site to ascertain boundary pegs, ground levels and service connection points.
You site may require some of the following reports. Stormwater Mitigation, Flood, Geotech, Drainage Inspection, Structural Engineering
The scheme plans and topography report are yours to keep even if the timing isn’t right for you to move onto the next stage.
Step 3. Cost Estimate & Build Consent.
Once the design is finalised, materials selected and one of our experienced minor dwelling builders has evaluated your site, we take you through the build process and provide you with a quote.
A preliminary quote will include the cost to build one of our standard designs on your block, standard site costs and estimated council fees and costs associated with the connection of services.
BUILD CONSENT SIGNED
We sign the Build Consent based on the preliminary quote. The final quote including all council and utility connection fees, will be known after the Council Application.
WEEKS 12 to 17
Step 4. Building Consent Drawings & Council Application.
We will prepare and lodge working drawings and all the consent applications necessary for the approval of your minor dwelling. At this stage we will also start the process for power and water connection and any internal construction planning needed for commencement of works.
WEEKS 18 to 30
Step 5. Final Fixed Contract & Construction.
Your new minor dwelling home is built in your backyard with minimum disturbance to you or your renters. Our construction team will take care of the whole process from site setup to Turnkey. You will have your own site foreman controlling quality and making sure that the build runs on time.
Step 6. Turnkey.
Final Inspection, Handover and Turnkey.
